Deck & Screen Porch Maintenance Guide

A well-maintained deck or screen porch will last decades in Virginia's climate. A neglected one becomes a liability in 5–7 years. Here's how to protect your investment.

Annual Spring Inspection

Every spring, before the outdoor season begins, walk your deck or porch with a critical eye.

  • Check for loose, cracked, or splitting decking boards
  • Test all fasteners — screws back out over winter, nails pop
  • Inspect ledger board connection to house — this is the most common failure point
  • Check post bases for wood-to-concrete contact and rot
  • Look for darkening, green algae, or mildew on decking surfaces
  • Inspect screen panels for tears, holes, or loose frames
  • Test all railings for wobble — a loose railing is a safety issue

Cleaning

Clean your deck or porch once a year at minimum — twice if heavily used or surrounded by trees.

  • Sweep debris from between boards — trapped debris holds moisture and causes rot
  • Use a deck cleaner appropriate to your material (pressure-treated lumber, cedar, composite)
  • Pressure wash on low setting (1,500 PSI max) at an angle — never straight down on wood
  • Allow the surface to dry completely before staining or sealing (72 hours minimum)

Staining and Sealing Wood Decks

Untreated wood in Virginia's humid climate will gray and crack within 2–3 years. Apply a quality penetrating stain/sealer every 2–3 years for pressure-treated lumber or every 1–2 years for cedar.

  • Strip old finish before reapplying (or apply deck brightener after cleaning)
  • Choose a penetrating oil-based or water-based deck stain — film-forming products peel
  • Apply in moderate weather (50–85°F), not in direct sun
  • Two thin coats are better than one heavy coat

Screen Care

Screen panels need periodic attention to stay functional and attractive.

  • Clean screens with a soft brush and mild soap solution annually
  • Inspect for small tears — repair promptly before they enlarge
  • Check frame fasteners and tighten any loose screen panels
  • Replace screens with holes larger than 1/4 inch — mosquitoes and flies find every gap

When to Call a Professional

DIY maintenance extends a deck's life, but some issues require professional attention.

  • Soft or spongy wood anywhere — signs of rot in the structure
  • Ledger board separation or rot — a structural safety issue
  • Post bases at grade showing rot
  • Wobbly railings that don't tighten
  • Significant board replacement (more than 20% of the surface)
