Buying Land in Roanoke, VA

Buying the right lot is the first and most consequential decision in building a custom home. Here's what Roanoke Valley buyers need to evaluate before signing a land contract.

Location Considerations in the Roanoke Valley

The Roanoke Valley encompasses multiple jurisdictions with different building requirements, tax rates, and school districts.

  • City of Roanoke — urban infill lots, older neighborhoods, city utilities typical
  • Roanoke County — Cave Spring, Hollins, Vinton areas; mix of suburban and semi-rural
  • Salem — independent city, active residential market
  • Botetourt County — larger lots, rural settings, more septic/well likely
  • Bedford County — lake area, rural acreage, longer drive to Roanoke amenities

What to Evaluate in a Lot

Not every lot is buildable or economically buildable. Before making an offer, evaluate:

  • Topography — steep slopes significantly increase foundation and site work cost
  • Soil conditions — expansive clay soils in parts of the Roanoke Valley require engineered foundations
  • Utilities — is public water/sewer available, or will you need well and septic?
  • Setbacks — how do the required setbacks constrain where you can place the home?
  • Tree canopy — clearing costs money; a heavily wooded lot means more site preparation
  • Flood zone — check FEMA maps for any flood zone classification
  • Covenants and restrictions — HOA rules or deed restrictions can limit what you build

The Perc Test

If your lot will rely on a septic system rather than public sewer, you need a percolation (perc) test before purchasing. A perc test determines whether the soil can absorb septic effluent at the rate required for your home size. Failed perc tests make lots unbuildable for residential use. Always make your land purchase contingent on a successful perc test.

Lot Due Diligence Checklist

Before closing on a lot, complete:

  • Survey the lot boundaries (hire a licensed surveyor)
  • Review title search for easements and encumbrances
  • Check zoning and permitted uses
  • Confirm utility availability and connection costs
  • Perc test if septic required
  • Soil evaluation for foundation design
  • Flood zone check (FEMA FIRM map)
  • Review any HOA documents, covenants, and restrictions
  • Verify road access and entrance permit requirements

Involve Your Builder Early

The best time to involve your custom home builder is before you buy the lot — not after. At Baron Enterprises, we evaluate candidate lots with clients at no charge. We can identify site challenges, estimate site preparation costs, and confirm whether your home vision is feasible on a given lot before you commit. A lot that looks ideal online can have $50,000 in site work complications that aren't visible until someone who builds for a living takes a look.

Have a lot in mind? Call us before you close. We'll walk the property with you and give you an honest assessment — no obligation, no pressure.
